Turns out it was the pixel alignment of the uvs. Before I was just using the automatic unwraping tool in maya for the lighting channel but thanks you guys I have learned if you want it done right, you have to do it your self. You can still see a seam if you get really close to it but honestly that is probably nothing I can fix and I am being too picky.

I think I may need to increase the lightmap resolution on the outside walls but it is tiling nicely. Next up I want to get some nice terrain but that is something I have not really gone in-depth with in UDK.

For this project, it is the first time I have been doing lightmaps so I am not quite sure if this effect is normal. As you can see it has various dark circles, im not sure if this is how it should look or if I should redo the lightmap UV

Here is the other side to compare.

EDIT: Not sure what happened but I moved the mes and rebuilt the lighting and it appears to be gone.

You will never receive accurate lighting results with the default no-material material (checker) on everything. Lightmass calculates based on light bouncing, therefore the light that's bouncing around your scene is a giant violet/white texture. It's impossible for you or anyone to get proper feedback.

Setup a default, average material for everything that does not have a material, and apply that. You will quickly notice dramatic differences in your scene, and probably have to start over on your lighting from the ground up.

Personally, I never ever ever ever ever let that checker material get into a scene because of this.

Wow, thank you for telling me that. This is something I wish I had known months ago. I may have to re-do my lighting but it is much better to know this now then realizing it down the line.

I decided to go a different direction with my outside lamp. I am in the process of covering it in moss to give it a older look but I am having trouble getting the texture of it to look just right.

Reminds me of the Matrix map from the Q3A Matrix mod.

For those who have played it.

(It was a compliment if you haven't played it).

The wood on the side is not quite lining up with the rest but I think I am making some good progress and have been learning a lot about texturing.

Not as much time to work on this as I would like but I have another small update.
